Booking an inspection
Which inspection do I need?
If you are buying an established property, ask about a pre-purchase inspection. For a new build, ask about construction-stage or handover inspections. If you are selling, ask about a pre-sale report. If you are unsure, contact us with the property details and we will tell you which one fits.
Which areas do you cover?
Canberra and across the ACT — including Belconnen, Gungahlin, Woden, Weston Creek, Tuggeranong, Molonglo and the inner north and south. If you are not sure whether we cover your suburb, call and ask.
How much does an inspection cost?
It depends on the property — size, type, access and the kind of inspection all affect the quote, so we price each job on its specifics rather than a flat rate. See our pricing page, or request a quote for your property.
Are you independent of builders and agents?
Yes. We have no affiliation with builders, developers or real estate agents, and we take no referral fees from them. You commission the inspection and the report is yours.
Can I attend the inspection?
Yes — you are welcome to attend, and many clients do. You can also talk the findings through with your inspector afterwards.
On the day
Who carries out the inspection?
A licensed builder with hands-on experience managing and delivering construction work, so the advice is grounded in how buildings are actually put together rather than a generic checklist.
What does the inspection cover?
A visual assessment of the areas agreed in the scope and safely accessible on the day — typically the structure, roof void, subfloor, walls, wet areas and site drainage. Anything that could not be accessed is recorded in the report.
How long does an inspection take?
It depends on the size and condition of the property. We will give you an indication when we confirm the booking, and we do not rush an accessible area to hit a time.
Do you offer pest or termite inspections?
No. We carry out building inspections only. If you need timber pest cover, we are happy to point you toward a qualified pest inspector.
Your report
What will the report include?
The findings from the agreed inspection, explained in plain English, with photographs and practical recommendations. Confirm the scope and any exclusions before booking so you know what the report will and will not address.
When will I receive the report?
We will confirm the expected delivery time when we arrange your inspection. If you have a settlement, cooling-off or handover deadline, tell us at the time of booking.
Can I talk the report through afterwards?
Yes. You have direct access to your inspector to go over the findings and what they mean for your decision.
